How to qualify

  • Documented income or property cash flow: W-2, self-employed returns, or rent roll and operating statements
  • Equity or down payment sized to the loan-to-value ceiling for that property type

  • Purchase contract or current mortgage statement, plus property insurance
  • Rent roll and leases for tenanted property, and operating statements where available
  • Personal and business tax returns, plus a personal financial statement
  • Entity documents for the title-holding company and identity documents for each guarantor

Cost and timeline

Illustrative structure, not an offer: a $1M purchase at 70% loan-to-value is a $700K loan against $300K down, amortized over 25 years with a balloon at year 5 or 10, at a rate set by property type, occupancy, and credit band. Cash-out and vacant properties price above a leased, owner-occupied building. Prepayment penalties are common on commercial paper, so ask about the step-down before signing. All final terms are set by the funding partner after underwriting.

Realistic timeline is 30-45 days on a conventional file, or 15-30 days when the source is a bridge or private lender. Under 15 days exists, but it narrows the lender pool sharply and prices accordingly. Appraisal, title work, and any environmental review set the floor.

Understand the risk before you sign

  • The property secures the loan, so default can mean foreclosure and loss of the asset
  • A balloon maturity means you must refinance or sell at the end of the term
  • Prepayment penalties can make an early exit expensive
  • Vacancy or a lost anchor tenant can break the debt-service coverage the loan was underwritten on
  • Personal guarantees are common, so business debt can reach personal assets

What property types can you place?

Occupancy drives which lenders will look at the file: long-term leased, month to month, short-term rental, partially leased, vacant, or occupied by your own business.

Can I take cash out of a property I already own?

Yes. Cash-out refinance is a standard purpose alongside purchase and rate-and-term refinance. How much depends on appraised value, existing lien balances, and the loan-to-value ceiling the lender applies to that property type and occupancy. Vacant and under-renovation properties are held to tighter ceilings than a leased building.

How fast can a commercial property loan close?

Plan on 30-45 days for a conventional file. Under 15 days is possible through a bridge or private lender when the property and the exit are clean, and you pay for that speed in rate. Appraisal, title work, and any environmental review set the floor, not the paperwork.

I bought the property with cash. Can I still finance it?

Delayed financing covers exactly that. A purchase made with cash in the last 12 months can be refinanced without the usual seasoning wait, which puts your capital back to work instead of leaving it parked in the building.

Can one loan cover several properties?

Yes. Blanket and portfolio structures put multiple properties under a single loan, which is usually cheaper to close and simpler to service than four separate files.
